Marcus Corporation (MCS)

The Marcus Corporation (Marcus), incorporated in 1992, is engaged primarily in three business segments: limited-service lodging, movie theaters and hotels and resorts. As of the fiscal year ended May 30, 2002 (fiscal 2002), its limited-service lodging operations included a chain of 186 Baymont Inns & Suites limited-service facilities in 31 states, seven Woodfield Suites all-suite hotels in Wisconsin, Colorado, Ohio, Illinois and Texas, and one Budgetel Inn in Wisconsin. The hotels and resorts operations included six owned and operated hotels and resorts in Wisconsin , California and Missouri . Marcus also manages five hotels for third parties in Wisconsin, Minnesota, Texas and California, and a vacation ownership development in Wisconsin . Its theater operations included 47 movie theaters with 490 screens throughout Wisconsin, Ohio, Illinois and Minnesota, including three Illinois movie theaters with 34 screens owned by a third party. The Company also operates a family entertainment center, Funset Boulevard .

Limited-Service Lodging Operations

During fiscal 2002, seven new properties owned and operated by its franchisees were opened. In addition, 11 new franchised properties and one new owned property were under construction or in development at fiscal year end. During fiscal 2002, Marcus sold one joint venture Baymont Inn & Suites to a franchisee. The Company's Baymont Inns & Suites compete with national limited-service lodging chains, such as Hampton Inn, Fairfield Inn, Holiday Inn Express and Comfort Inn.

Marcus' Woodfield Suites compete with Embassy Suites, Comfort Suites, AmeriSuites and Courtyard by Marriott.

Hotels and Resorts Operations

The Company owns and operates the Pfister Hotel, which is located in downtown
Milwaukee . Marcus also owns and operates the 729-room Hilton Milwaukee City Center . It owns and operates the 240-room Hilton Madison at Monona Terrace, which opened in 2001; Grand Geneva Resort & Spa in Lake Geneva, Wisconsin, and Miramonte Resort in Indian Wells, California, a boutique luxury resort located on 11 landscaped acres. The Company operates the Crowne Plaza-Northstar Hotel in Minneapolis , Minnesota . Marcus manages the Hotel Mead in Wisconsin Rapids , Wisconsin . It operates Beverly Garland's Holiday Inn in North Hollywood, California; Timber Ridge Lodge, an indoor/outdoor waterpark and condominium complex in Lake Geneva, Wisconsin, and the Hilton Garden Inn Houston NW/Chateau in Houston, Texas, which opened in May 2002.

Marcus' hotels and resorts compete with Hyatt Corporation, Marriott Corporation, Ramada Inns, Holiday Inns and Wyndham Hotels.

Theater Operations

Included in the fiscal 2002 totals are three theaters with 34 screens the Company manages for another owner. Its facilities include 18 megaplex theaters (12 or more screens), representing 58% of its total screens; 27 multiplex theaters (two to 11 screens), and two single-screen theaters. Marcus also owns a family entertainment center, Funset Boulevard, which features a 40,000 square foot Hollywood-themed indoor amusement facility that includes a restaurant, party room, laser tag center, virtual reality games, arcade, outdoor miniature golf course and batting cages.

The movie theaters compete with AMC Entertainment, Cinemark, Regal Cinemas, Loews Cineplex and Carmike Cinemas.
